A tear-down and ground-up courtyard estate in the Paradise Valley foothills: roughly 9,600 livable square feet and 15,300 under roof, organized around a central pool court with a detached casita, two glass-front garages and a gabled great room open to the water.

The idea

The existing house gave nothing back to a site that deserved it. The new plan turns inward: a U-shaped estate around a long courtyard pool, covered loggias on three sides, and a low roofline that sits quietly against the mountain. Every principal room opens to the court.

The direction is modern: a gabled, glass-fronted great room at the center, two glass-door garages flanking the entry court, a vaulted living space with a stone fireplace wall, and a long island kitchen under a wood ceiling. Contemporary desert and Spanish Colonial variants were studied on the same plan and are shown at the end as other ideas.

Program

Main house, detached casita with its own entrance, two garages including an RV bay, and outdoor living sized for a family or a full house of guests. The project is self-managed by our own foreman, which is how we hold hard cost well under replacement-cost benchmarks.
